The award is presented every two years for the work that best represents the concept of future-oriented design, functionality, innovative technology, sustainability, cost-effectiveness, and how the design integrates into the urban landscape.

Via 57 West was one of 1500 projects worldwide considered for the 2016 award. The list was then reduced to 30 contestants, then made the list of top 5 finalists before being declared the unanimous winner. The panel of 8 judges come from industry experts around the globe, 4 of which come from Frankfurt am Main. All 30 nominated projects for Best Highrises of 2016/17 were on display at Deutsches Architekturmuseum headquarters in Frankfurt, Germany from November 4, 2016 until January 15, 2017

Via 57 West has been described with many terms including a tetrahydron, a hyperbolic parabaloid, and most recently a courtscraper, which is a combination of American skyscraper and European perimeter development.

Peter Cachola Schmal, DAM Director, was quoted by regarding the Via 57 West building saying “Basically, this project is a major milestone for housing, and not only in the extreme residential market of New York”.

Milrose Consultants Inc. has an article on their website indicating Via 57 West also received the 2016 CTBUH Tall Building Award presented by the Council on Tall Buildings and Urban Habitat.

This article goes out to all you single young professionals starting your career in New York City.  I would like to give you some friendly advice to help you get started on what will be an exciting journey through life.  First of all, congratulations on your college graduation!

Unless your parents bought you a house fresh out of college, chances are you are looking for an a apartment in the city that fits into your budget.  You have figured out a budget, right?

Let’s start with the obvious obstacles.

How much space do you need?  The average one bedroom apartment is between 650 and 800sqft.  Which is actually a lot of space if you are living by yourself. Rental rates in Manhattan for a 1 bedroom can get pretty pricey if you aren’t careful.  Let’s say you rented in a luxury building with the latest in technology and a whole list of amenities.  You’re going to pay between $3500 and $4500 per month.

You can save a little money on your living arrangements if you look for available luxury apartments Jersey City.  I did some research for you, and found that a 1 bedroom apartment downtown Jersey City, NJ is about 700sqft and can run $2350 – $3400 each month.

The next thing we should discuss is taxes.  Don’t let “Uncle Sam” take advantage of your naivety.  If you live and work in two different states, you will have to file two separate state tax returns art the end of each year.  While this may be a pain in the butt, I think you will find it is well worth the hassle.  First off, taxes in New Jersey are less than they are in New York.  You will need to file a non-resident state return in New York, and a resident state return in New Jersey.  Depending on how you file, the refund you get from New York should be enough to pay the state of New Jersey, and still have some left in the bank. Plus, you don’t have to pay a city tax, if you let your HR Dept. know that you do not live in NYC.

If a one bedroom is a little bit more than you wan to pay, then you always have an option to rent a studio apartment.  I’ve seen some studio apartments that are just as roomy as a one bedroom.  In some cases, the only difference betwwen the two styles is the door to the bedroom.  A studio apartment in Midtown Manhattan could be anywhere from $2800 to $2975 per month, and 400 to 525sqft. I found some studio apartments in Jersey City for rent that range from $2100 – $2900 per month, and are 500 – 600sqft.

One last thing and I’ll be done.  Jersey City, NJ has a bunch of new developments going up this year.  Two, that I know of, will be ready for occupancy in the spring or early summer.  Vantage Jersey City, at 33 Park Ave, is planning to start occupancy in the spring, and TheOne Jersey City, at 110 First Street, is supposed to open around the end of may or early June. Both of these new luxury buildings offer studio and 1 bedroom apartments.  Both have terrific views of the Hudson River, and Manhattan.

Living in New York, and raising a family, is not easy.  Although, it is quite possibly the best opportunity for your kids to grow up appreciating different cultures.  If you are looking for 2 bedroom apartments Gramercy Park, you should definitely take a tour at 7W21.

This is a brand new luxury building at 7 West 21st Street, just 3 blocks from Madison Square Park.  At 7W21, they have all the things to make your life easier.   A video game room and a separate playroom for the kids, a game room for the “older kids” with foosball and a pool table, If you are an animal lover, you are allowed to bring them with you, but you’ll need to check the pet policy for specifics on sizes and breeds.

The 2 bedroom apartments are quite roomy, and most of them have a walk-in closet in the master bedroom.  If you have a child, obviously, he or she gets their own room, but if you have 2 kids, (both the same gender) then they would have to share a room.  There are several family situations requiring you to have more space.  For example, you have 2 or more kids, you have an elderly parent, or you need a nanny, 7W21 could still be the right place for you as they have a few they only have a few 3 bedroom apartments to choose from.  If you want to try for a 3 bedroom you will have to act fast.  They go rather quickly.

The nice thing about the complex is the location.  Just a few blocks from Madison Square Park, you can take the kids to play in the playground, and also let your dog off-leash in the dog run.  Also, the National Museum of Math is just on the North side of Madison Square Park.  A little farther away, but still within walking distance is Union Square Park.  If you get into one of the 7W21 2 bedroom apartments, Union Square Park has a green market as an alternative to going to the grocery store.  Gramercy Park is about 1/2 mile to the Southeast if you want to take a romantic walk over to check out the garden.

He’s just been elected as the 45th
President of the United States of America, Donald J. Trump. In recent news there has been speculation as to where President-elect Trump and his family will reside. With net worth of almost $4 billion, earned primarily in real estate, Donald Trump is considering commuting between his 58th floor penthouse in Trump Tower on Fifth Avenue, and 1600 Pennsylvania Ave.  

While his New York City luxury residential apartment offers stunning views of Central Park and the Manhattan skyline, it should certainly be no match to the luxurious accommodations of the White House.  Its three stories feature floors, walls and columns covered in marble while crown molding. The 30,000-square-foot apartment is decorated with 24-karat gold and even diamonds. Truman Bowling Alley), a movie theater, a jogging track, a swimming pool, a putting green and home to numerous precious pieces of art .  

Living in the White House seems like you have all the amenities of a luxury NYC apartment with pool, like you get at River Place in Manhattan. Only you dont have to share it with perfect strangers. 

The White House in Washington D.C. has been traditionally the home of the President of the United States and the residence of Presidential families for over 200 years and the primary workplace for the President.

If Mr. Trump decides to stay in New York a couple of days a week or on the weekend there will be a discussion of appropriate security, and who gets to pay for the additional staff. Obviously, security at Trump Tower would need to enhanced to at leastbe on par with the security at the White House.  The FAA has already established a no-fly zone over midtown Manhattan until the day after the presidential inauguration on January 21st.  The flying ban prohibits planes, helicopters, and drones from flying below 3,000 ft and within a two-nautical-mile radius of Trump Tower on Fifth Ave.  

The White House has multiple layers of defense, making it an almost impenetrable fortress. With an outer iron fence reinforced by groups of armed guards at the gates and inside the perimeter.  Snipers are in position at various points on top the building and the windows are made of bullet-proof glass. Also, it is reported to have infrared alarms, lasers, and missiles as part of the building’s infrastructure.
